How does this actually work?

You get prequalified. You pick the Texas land. We close on it cash. Then we sell it to you with owner financing. You make monthly payments and own the land.

What's the minimum down payment?

20% of the seller-finance sales price. Larger down payments can earn better rates and terms.

What interest rate will I get?

Between 9.00% and 10.999% in most cases. The exact rate depends on down payment, term, land type, and underwriting.

Is there a prepayment penalty?

No. Pay it off whenever you want, partially or in full, no penalty.

Is there a balloon payment?

Not by default. Most of our loans are simple fixed-payment, fully amortizing notes. Any balloon would be agreed in writing up front.

Can ITIN buyers qualify?

Yes. ITIN buyers are welcome. We underwrite based on real income, real reserves, and the land itself — not just credit.

Do you pull credit?

Not at the prequal step. We may pull credit later during full underwriting, but credit isn't the only factor.

What types of land do you finance?

Residential lots, rural land, recreational land, infill lots, future homestead land, investment land, small acreage, and manufactured home land where allowed.

Do you finance homes?

No. RAW Owner Financed Land is land and lots only. Our sister brand handles owner-financed homes separately.

What if the land is in a floodplain?

Floodplain-only parcels typically don't qualify. Partial floodplain can be reviewed case-by-case.

What if there's no legal access?

We don't finance landlocked parcels. The land needs recorded access — easement, road frontage, or a clear path.

Do I have to use a Realtor?

No, but you can. If a Realtor is representing you, they get paid at closing per our partner terms.

What counties do you cover?

All of Texas. We move fastest in DFW and the surrounding counties. See the Service Area page for details.

How long does closing take?

Once your file is approved and the land checks out on title and value, we typically close within 2–4 weeks.

Who holds title?

Title transfers to you at closing of the owner-financed sale. We hold a lien against the property until the note is paid off.
